A variety of contractual formats can be used to deliver a new building or facility. The traditional route of designing the building and bidding out the construction for a stipulated sum - once plans and specifications are developed - is the most common. This lump sum, general contracting approach accounts for roughly 25% of EllisDon's construction volume.
Yet for many projects where speed is critical, where the design and owner's requirements are not fully developed or where complexity requires the input of a constructor during the process, a construction management approach is more appropriate. EllisDon is particularly adept at construction management work due to our experience, our depth of technical strength and our proven management systems.
Design/build is an increasingly popular approach. This shares many of the benefits of construction management, (particularly speed and cost control), but transfers the full risk of project delivery to the contractor. The design team works for the contractor who takes full responsibility for the design and performance of the facility.
EllisDon also provides project management where we represent owners in their dealings with design consultants and contractors. Our experience as a general contractor and construction manager makes us well qualified to protect owners' interests by managing project delivery on their behalf. Our experience includes the management of multiple projects for a single owner such as a program of new theatres for Famous Players.
