Bomel completes parking structure at Tustin Station

Bomel Construction completed the 5-level, 243,130gsf parking structure with 732 stalls at the Tustin Metrolink Station on Sept. 30th, 2011 for the Orange County Transportation Authority (OCTA), two months ahead of schedule.
The Tustin Station serves over 1,500 passengers daily and these numbers are expected to grow as the development of the old Tustin Base progresses steadily. With the addition of the parking structure the rail-stop now has adequate parking for the regions projected growth to the year 2030.

Project architect and structural engineer Watry Design, Inc. used sand-blasted pre-cast concrete panels and powder coated metal screens on the exterior façade of the structure. The metal screens are painted Torrey Pine while the text-cote and towers are painted Alpine White and Mocking Bird respectively. An electronic car counting system at the entrance displays the number of available stalls on the ground and upper levels, guiding users through the structure efficiently.

The shear-wall structural design with 9-inch thick slab-on-grade utilizes a driven pile foundation system ranging in depth from 40 to 70-feet. Installation of the piles required vibration monitoring so as not to disrupt sensitive equipment in the veterinary hospital adjacent to the jobsite. Building around ongoing operations was a challenge and the team coordinated to keep all surrounding businesses and the Tustin Station fully operational during the entire course of construction.

A 9,580sf Photovoltaic (PV) Array generates nearly 85kW of AC power with an annual output rating of approximately 166,000kWh. Electricity generated from the array is used for the structures usage demands reducing the carbon footprint.

The fully sprinklered structure is equipped with Security Blue Phones connected directly to the Police Department. The system is capable of directing emergency responders to the specific location in the structure which the alert originated from. The future installation of Closed Circuit Television for enhanced security measures will also be monitored at the Police Department. On the opposite corner of the glass-backed elevator core is another tower equipped for the future installation of an antenna.

The design-build elements of the project created potential problems keeping within schedule and budget for the entire project team. Every subcontractor provided creative, cost effective and time sensitive solutions to any issues and ultimately delivered on their commitments.
