Karlin reveals plan for Camera building

The owner of the former headquarters of the Daily Camera newspaper has revealed the preliminary concept plan for its redevelopment of the site.
Karlin Real Estate released Tuesday a plan for the project, which it has named EleventhandPearl, that will build 139,000 square feet of office space and 21,600 square feet of retail space at the property at the southwest corner of 11th and Pearl streets in downtown Boulder.

Karlin Real Estate, which is based in Los Angeles, bought the property in August 2010 for $9 million.

The preliminary plan includes an automated parking system, the possibility of a rooftop garden and the use of recycled and repurposed materials, a press release from Karlin Real Estate said.

"We are thrilled to have the opportunity to present a concept that embodies the culture of Boulder while striving to be the most sustainable building in the city. We also understand that this is an historic site that played a significant role in the community. Our hope is that through our development and leasing efforts the site will continue to house companies that are important to this community." said Matthew Schwab, principal and cofounder of Karlin Real Estate.

The design theme of the site is "wilderness city," which, according to the release, "recognizes the unique importance of the relationship between Boulder's undeveloped open space (wilderness) and the developed urban area (city); a place where the totally wild meets the thoroughly urbanized."

Denver-based architects Shears Adkins + Rockmore and Tryba Architects are leading the design team.

The developers and architects plan to host a series of community outreach meetings through July, and a planning board meeting likely will be held in mid-August.
