Trend-setting living and parking

With the recently inaugurated center extension 'Square', Kloten did not only get a new landmark, but the multiple use center presents a lot of new and unique features. Part of the innovation is the parking solution realised by von Ballmoos.
Square-Kloten-small.jpgThe new center extension 'Square' in the town square of Z├╝rich's Airport City includes shopping, restaurants, health, wellness and sophisticated living in an excellent environment. There is an attractive mixture of services in 16 stores encompassing a fitness center, wine shop, sushi-bar, beauty salon and tailor shop.

The 67 apartments in the 'Square' complex are equipped with the latest communication technology and fulfill the highest residential demands. Another special feature is the nine 'Corporate Flats' which are fully equipped apartments offering a real alternative to hotel rooms with their privacy. The state-of-the-art building infrastructure of the center with its fibreglass connection and PC workplace in every apartment is trend-setting. Via intranet the tenant is connected with all his neighbours, services of the center and a concierge exclusively placed at his disposal. The basic services of the concierge are included in the rent. He has his lodge on the ground floor whence he takes care of all the tenants' minor and major wishes up to fee required extras. While living with concierge services is already taken for granted in the US and the UK it finds more and more the way into these parts of the world as well.
DSC03361-small.JPGThe innovative and technical finesse of the 'Square' is also evident in its parking solution where a tricky challenge had to be met: the sectoral guided zone system for the long-term tenants. Willi Rolli, responsible project manager from Specogna Immobilien, reflects: We aimed at installing a parking solution that on the one hand separates the private from the public parking places and on the other hand is customer friendly. The complex requirements involved could only be met by von Ballmoos. While visitors, guests and clients have the parking places on the underground floor at their disposal after passing the entrance barrier, 120 parking places of this floor and all 120 parking places of the second underground floor belong to the residents and long-term tenants. Those receive a personal infrared sensor from the center's administration. Through this they open via IR transfer from a distance up to 10 meters ceiling- high gates which completely separate the tenants' sectors from the public ones. Authorisation and access can be controlled per sector another innovation by von Ballmoos.

At 'Square' there is a fully developed monocard III-package system in place with access and exit, a pay machine FL and infrared unit for the tenants. For public parking there are induction loops which constantly update the parking space allocation and free capacities.
