The Spirit of the Position
The Director of Operations supports the General Manager with a complete oversight for operations of parking system to ensure 24/7 professional parking management. As a company devoted to promoting an employee-focused servant leadership culture, the Director of Operations will support the programs and initiatives originating from our home office and help to support the individual needs of their operational teams throughout their assigned portfolio.
Principal Job Duties
Understand, implement, and deliver all requirements that are outlined within the contractual agreement between LAZ Parking and our clients.
Understand the guidelines and operate within the boundaries of the concession agreement between Eastern Michigan University and LAZ Parking.
Act as a liaison between the client, investors, Eastern Michigan University, community, and the parking system.
Ensuring that increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service thresholds and initiatives that are aligned with the expectations of our various clients.
Lead, direct, and develop a team of employees to accomplish annual and periodic goals/initiatives, while embodying and using LAZ Parking’s culture as a guideline.
Identifying high potential employees to support the organization’s continued growth.
Daily, Weekly, Monthly, and Annual financial and operational reports as required.
Managing, planning, scheduling, training, and directing the activities of members of the operations team including Operations Manager.
Serve as a liaison to parking patrons and various stakeholder groups who are impacted by the operations of the parking system (and vice versa).
Responsible for interviewing, hiring, evaluating, disciplining and terminating personnel for the operations team as necessary.
Implement and complete other projects, programs, and initiatives that may arise from the operation of a parking system.
Review and edit proposed parking, maintenance, etc. agreements.
Communicate with the local police department and emergency management teams regarding operations.
Organize and manage the oversight of event operations within the parking system including managing the event calendar and forecasting staffing needs.
Responsible for the oversight of fleet vehicle maintenance, parking equipment maintenance including the creation of schedules for such work and management of the same.
Responsible for auditing of operations and reporting variances promptly to ensure any anomalies are addressed immediately.
Review all facility, operating, and capital expenditures for the operations team including inventory management; oversight, development, and delivery of budget compliance including preparation of budgets/monthly reviews of profit/loss for the operations team.
Responsible for understanding all OSHA regulations related to the parking system and compliance of the same.
Monitor, review, and analyze the market rate structures.
Implementation and completion of other projects, programs, and initiatives that may arise from the assigned portfolio operation.
Additional duties as assigned.
Bachelor's Degree or equivalent work experience.
5+ years in Management role.
Operations experience required.
Experience working in University setting or familiarity with University operations a plus.
Knowledge of Excel, Word, PowerPoint and General Microsoft Office Applications.
Operations management experience of multiple locations is required.
